Building for investment purposes, the clients supplied a brief to Korda Design Group and Grand View Homes requiring a finished product that would appeal to the broader market, while maintaining the estate's high standards.

The 343sqm site incorporates a narrow 10.3m frontage, yet the design and construction methods maximise every inch to produce a contemporary property that offers plenty of space. It combines the best of indoor and outdoor living, while moving outside of conventional design into something a little more exciting.

Various techniques and design principles were applied to the design and build, such as the 32-course ground-floor ceilings, expanding the volume of the area considerably. Postless, glazed bi-fold doors frame the entire corner area of the alfresco and courtyard, inviting an abundance of natural light into the main living areas while creating a seamless connection between the two zones.

Externally, the use of fibre cement sheeting with 10mm rebated strips in the eaves, and cladding to the skillion roof give weight to the linear design of the home, and
a definite street presence.

The completed home presents a modern, contemporary design with distinct external features, while internally the crisp white colour palette combines with the warmth of the natural timber to offer a simple, pared-back elegance.

MT PLEASANT

Maximising this long, narrow lot was at the forefront of the clients' brief, as were the exploitation of natural light throughout the property, and a family-friendly floorplan.

The 512sqm site, with a 9.55m frontage, required a thoughtful home design that would also take into consideration the parapet walls on the existing neighbouring property.

As per the design brief, Grand View Homes and Korda Design Group created a home to suit a family with school-aged children, eventually evolving into a practical layout for young adults needing their own space.

This was achieved by locating the master bedroom and ensuite on the ground floor, along with the main living and entertaining areas, while the first floor comprises a kids' zone, with two generously sized minor bedrooms and a sitting area separating the two.

The owners were impressed with this configuration, commenting that this layout
allows the perfect arrangement for all occupants, for now and many years to come.

A key feature for maximising space in the property was the incorporation of the parapet walls into the original design. This allowed for more natural light along the opposing wall, and the rear north-facing wall to be almost entirely made of sliding doors, inviting an abundance of natural light into the ground-level location where the kitchen, family and meals areas are positioned.

The completed home exudes an air of carefree family living and entertaining, with generous individual retreats, finished in a modern, contemporary style.
